Our Way to Buy and Sell Homes in Orlando

If you've read our About Us page, you'll know we have something no other Real Estate Agents in Orlando have - an on staff real estate attorney and six generations of local expertise.  But that's just the beginning.  


Below is an outline of how we like to do business.  It may be for you, it may not.  We've done this long enough to know what works and we're looking forward to helping you if you like our style.

Selling Your Home

We offer 3 tiers of service

Do it yourself

$5000

Do you want to sell your home and save money, but need access to professional guidance?  With this hybrid-FSBO option you will get:

  • Listing in the MLS with photos
  • Custom Signage with your phone number
  • Certified Appraisal for pricing

You will be responsible for soliciting all calls, scheduling requests for showings, pricing and contract negotiation, inspections, buyer communications, title, closing, and anything else that may be needed to sell your home.

DIY Assisted by a Real Estate Attorney

$5000 + 1% of sale price

Do you want to sell your home and save money, but need access to professional and legal guidance?  With this FSBO option you will get:

  • Listing in the MLS with photos
  • Custom Signage with your phone number
  • Certified Appraisal for pricing
  • Attorney managed transaction

You will be responsible for soliciting all calls, scheduling requests for showings, pricing and contract negotiation, inspections, and buyer communications.  You will have an attorney who will advise on contract language and manage the

Full Service

3% of sale price

We do not believe in the traditional approach to selling homes.  This is an important financial transaction and as such we do things differently.

  • Every showing will have an agent or broker on site at your home.  We do not use lock boxes.  We believe our agents should inform buyers about your home, not the buyer's agent.
  • No Open Houses - these are billed as "marketing" by other brokers when they are truly used to generate buyer leads for their agents.
  • All other deliverables listed above are included


Buying a home

We offer 2 tiers of service

Buyer's Representative - Do it yourself

$5000 + 1% of sale price

You've found the house you want to buy online and you know it's the one!  No need to drive around, wasting weekend upon weekend.  You just need help negotiating the deal and making sure the legal details are correct.

  • Attorney managed transaction
  • Up to 5 showings at the houses of your choice
  • Up to 3 separate Purchase Agreements, $500 for additional
  • Broker/agent negotiation
  • Contract, escrow, title and closing managed by an attorney

Buyer's Agent - Full Service

3% of sale price

Acting as a buyer's agent is a lot of work. It's nights, weekends, weekdays, weeknights, time away from family to help you and your family navigate one its largest financial and life altering decisions.  We do not take this lightly.  It is a lot to manage for everyone involved.

  • Attorney managed transaction
  • Unlimited Showings
  • Neighborhood Tours
  • One Certified Appraisal - reimbursed if not included in financing pack
  • Broker/agent negotiation
  • Contract, escrow, title and closing managed by an attorney
